Boiler Systems in Chicago: Steam and Hot Water Installation, Repair & Service

D's Air & Heating installs, repairs, and services both steam and hot water (hydronic) boiler systems throughout Chicago and the surrounding suburbs. Much of Chicago's older housing stock, from vintage two-flats to classic bungalows, was built around boiler heat rather than forced air, and it's a system we understand well. As an authorized Lennox dealer, we install Lennox's gas-fired steam and gas-fired hot water boilers, and our technicians repair and maintain boiler systems from other major manufacturers already installed in Chicago-area homes.

Why So Many Chicago Homes Run on Boiler Heat
Chicago's building boom in the early and mid-twentieth century leaned heavily on steam and hydronic heating, radiators and baseboards fed by a central boiler, rather than the forced-air furnace systems more common in newer construction. That means a large share of the city's housing stock, along with two-flats, courtyard buildings, and older single-family homes across the suburbs, still relies on a boiler as the heart of its heating system. These systems can run reliably for decades with the right care, and replacing one with forced air is rarely necessary or cost-effective when a boiler is properly installed, repaired, and maintained.
Steam vs. Hot Water Boilers: What's the Difference
A steam boiler heats water to the point of producing steam, which travels through pipes to radiators and condenses back to water as it releases heat, relying on pressure and gravity rather than a pump. A hot water, or hydronic, boiler heats water that's actively circulated through a closed loop of pipes by a pump, feeding radiators or baseboards throughout the house. The two systems use different components and fail in different ways, a steam system's issues usually trace back to steam traps, pressure controls, or venting, while a hydronic system's issues usually trace back to circulation, trapped air, a weak pump, or a stuck zone valve. Knowing which type your home has is the starting point for any diagnosis, and our technicians are trained on both.

Why an Authorized Lennox dealer Matters for Boiler Work
Lennox manufactures gas-fired steam and gas-fired hot water boilers as part of its residential heating lineup, and as an authorized Lennox dealer, we install that equipment backed by real manufacturer training and warranty support rather than a generic aftermarket approach.
We're also authorized for Carrier and Green equipment, and our technicians service boiler systems from other manufacturers already installed in Chicago homes, so you're not limited to one brand if you're not replacing your system.

Financing and Maintenance Options
A new boiler installation is a significant investment, and financing options are available for qualified homeowners. If you'd rather protect the system you already have, our maintenance agreement includes discounted, priority-scheduled boiler service, which is the most reliable way to catch small issues before Chicago's coldest stretches turn them into no-heat emergencies.

Boiler Systems FAQ
Is D's Air & Heating an authorized Lennox dealer?
Yes. We're an authorized Lennox dealer, also authorized for Carrier and Green equipment, serving Chicago and the surrounding suburbs since 2009.
Does Lennox make boilers, or only furnaces?
Lennox manufactures both. Their residential lineup includes gas-fired steam boilers and gas-fired hot water boilers in addition to furnaces, heat pumps, and air conditioners.
Do you work on boilers that aren't Lennox brand?
Yes. While we're an authorized Lennox dealer for new equipment, our technicians repair and service boiler systems from other major manufacturers already installed in Chicago-area homes.
How do I know if I have a steam or a hot water boiler?
A steam system typically has a sight glass showing water level and single-pipe or two-pipe radiators with no visible circulator pump. A hot water system uses a pump to circulate water and often has an expansion tank nearby. Contact us if you're not sure, and we can help identify it.
How much does a new boiler cost in Chicago?
Cost depends on the type of boiler, the size of your home, and your existing piping, so an accurate number requires an in-home assessment. Book a free estimate for pricing specific to your home.
How often should a boiler be serviced?
Once a year is the standard recommendation, ideally before the heating season starts. Ask about our maintenance agreement for discounted, priority-scheduled service.
Is financing available for a new boiler installation?
Yes, financing options are available for qualified homeowners. See our financing page for details.
